Home Renovation I really didn't want to move, build or renovate ever again but suddenly found myself with a large bungalow that needed a complete update --floors, kitchen, bathrooms, updated electrical,paint, plus an extra room in the basement for guests. We completely gutted the kitchen and bathrooms, raised the floors to all one level, removed a wall in the kitchen and vaulted the kitchen ceiling. MIG did a renovation plan, timeline and a budget for me to work with. Unlike previous experiences with other companies, I really had no surprises and I knew where I was at with the project at all times. They had suppliers and suggestions for everything yet were happy to work with anyone I wanted to. Every person associated with the company was polite and lovely do deal with. My work site was always clean and I was always in the loop. This was by far the best renovation/building experience I have had and I would highly recommend MIG Homes. They did an incredible job of transforming this lovely but rather dated house into a jewel of a home. Oh-- and it was fun too.....

Thanks Warren, Odessa and Trevor. I am writing to thank you for the great job you did on my home renovation. Your staff was really helpful and knowledgeable and made all the difference in helping us to figure out what we need to do. It all started with the free estimate and consultation at my home.
Of the several quote we received, MIG Homes was by far the most professional. All of the work was done exactly as scheduled and completed on time. Beyond that, the individual contractors were sensitive to the unique nature of my house and consulted with me at every step of the way to customize the installation to the best advantage of my home and surroundings.
I was also impressed by their professional behavior. Sam and Kevin were hard working, talented individuals, and it was a pleasure to do business with MIG Homes. My house looks great!

They finished approximately 1000 square feet in our basement with a home theatre, games room, kitchen / bar and living room with rock fireplace. Warren came up with some design modifications that created the space we wanted. Odessa worked with my wife with colors and furniture choice to really open up the space. Some work had already been done by previous contractors and some needed to be corrected to bring it up to spec for MIG to continue. They were very good at identifying that prior to start and providing an accurate quote.
Warren and Trevor also created a very pleasant multi-tiered outdoor deck space, outdoor kitchen and built in hot tub with composite decking material totaling approximately 1000 square feet. We have used this area for parties of over 50 people and the flow has been very functional.
Everything came in on budget and on time. Whenever we requested a change, Warren was very good about putting together a change order and outlining the cost and time impact of whatever changes we wanted to make mid-project.
Trevor and Warren managed the sub-trades very effectively and the entire project was a positive experience. They respected our day-to-day lifestyle and did not negatively impact that in any way.
My wife and I would confidently recommend MIG as a professional, creative and cost effective contractor and would use them again without hesitation.

HOME STAGING
When selling your home first impressions are everything. Home Staging gives the buyer a distinctive first impression by defining spaces, and giving that this is it feeling to buyers. Its not enough that the furnishings are tasteful or that the color scheme is up-to-the-minute. To close a sale, you need for your prospective buyers to see themselves living there. Every home has a target market; OMD knows how to set the stage to appeal to that market. Whether a multi-million dollar home or a summer cabin, our goal is creating a mood of function and beauty, designed to inspire a buyer.
The Comprehensive Staging consultation provides our clients with a detailed walk-through checklist that evaluates a properties market readiness. Recommendations are discussed to ensure understanding of our suggestions. The client can use this information to implement the changes themselves, or retain our company to perform the redesign. It is always recommended to do the Consultation and Redesign before listing.
Consultation fee is $200*.
*Upon retained contract OMD will waive the fee. Retainer is $300 or 30% of expected expenses, whichever is less.
Changing a clients home from lived in, and setting the stage for marketing to a target buyer. Includes preparing for the move by organizing, packing and storage. Fee is $50 per hour.
A client chooses from the list of recommendations discussed during the Consultation, which items are to be performed. Working with your furniture, art and accessories. Designed and placed to increase interest in the property and improve the perceived value. Focus is on the most prominent spaces. Depending on the needs and budget of the client, it can also include modest accessory and/or art additions on loan from or purchased by Odessa Mendonça Design. Fee is $65 per hour.
Complete Staging Package includes full staging in every essential room of the house. This service includes furniture, art and accessory placement to enhance special features and make an emotional connection with buyers. Additional time may be needed for larger scale projects. Staging fees are based on square footage and the quality/quantity of furnishings and accessories desired.
Staging fees include set-up, and take down. Depending on distance, a delivery fee may be assessed. Deposit upon retained contract is $500 or 50% of expected expenses; whichever is less.
Basic set up fee is $1.00/sq ft. (Casual/informal furnishings & décor)
Intermediate set up fee is $1.50/sq ft.
(Informal furnishings & décor including some wall art & window dressings)
Ultimate staging set up fee is $2.00/sq ft.

Why hire a general contractor?
Cost Effective
Firstly, the renovation is managed professionally. This means that all the costs are evaluated and properly monitored. All subcontracts and material charges are negotiated to maximize savings and quantity discounts for both labour and materials.
Secondly, many of the mistakes that can occur because of inexperience in the field of renovation are minimized for the professional renovation company. Unnecessary work that requires extra costs in labour and material and design mistakes that need to be redone are just some of the common mistakes that bring total renovation costs up. A renovation company can minimize such occurrences and pass the savings on to the client
Transparency
Another misconception that people have about contracting with one company to do complete renovation work is the issue of integrity. Many people feel that such a company will seldom reveal all the costs and details of the project making the renovation process non-transparent. While this can be true for many service oriented companies in construction, MIG Homes has a clear policy of making the customer aware of all the costs and practices. The company feels that this is the only way to build trust and move the business forward!
Design Implementation
One of the concerns that customers have when proceeding to do a renovation with contractors is an issue of design. Many home owners feel that they can do better managing or doing the work themselves, therefore implementing exactly what they have in mind. There is a fear that a single turn-key company will alter the design and the final renovation will not be what the customer wanted. Realizing this concern, we at MIG Homes closely follow the design specifications of the customer and encourage them to advise the company of any design preferences, and in return they are presented with multiple choices and suggestions to choose from. The final decision is always the customers.
Trevor Mueller BBA, MBA General Manager
Trevor Mueller brings 25 years of construction management experience to MIG Homes. As a lifelong entrepreneur Trevor has a unique expertise in small business. Over the past 25 years, Trevor has owned, operated and consulted in many small businesses. Trevor is proficient in strategic planning, project management, and marketing.
Trevor graduated from Howard Payne University in Brownwood, Texas with a Bachelors of Business Administration (BBA). Subsequently, Trevor received a Master of Business Administration (MBA) from the University of Victoria, Victoria, British Columbia.
Odessa Mendonca BA, BFA, CSP Design Consultant
Odessa Mendonca brings a diverse arts background and 12 years experience as a Visual Merchandiser and most recently Home Staging to her design philosophy here at MIG Homes Inc. Odessa is now utilizing all her creative talents as our Design Consultant, specializing in Renovation Design Consultations, Color Consultations, and Home Staging.
Odessa graduated from the University of Calgary with a Bachelor of Arts Degree, majoring in Art History, followed by a Bachelor of Fine Art Degree, majoring in Music from the University of Victoria.
Warren Mueller BA Operations Manager
Warren Mueller brings 20 Years of construction and renovating experience to MIG Homes Inc. Warren has worked in many trades in the construction and landscaping industry. With years of hands on experience Warren brings industry knowledge including project management experience to the MIG Homes management team. Warren’s experience working in the trades gives him a unique approach to job costing and project management.
Allistair Elliott BFA Business Development Manager
Allistair Elliott comes to us with years of experience from the new home building industry. Seven years with custom home design and new home sales will add another dimension to our team as we develop our personalized living experience new home division. Allistair spent the last seven years in new home sales with CalBridge Fine Homes. He has a B. Fine Arts degree in Jazz Performance and was voted Canadian Smooth Jazz instrumentalist of the year in 2008. He is an active participant in Mens Soccer in Calgary.
Gottfried Mueller B.Sc, B.Arch, M.Eng Senior Advisor
Gottfried is the patriarch of the family. As senior advisor Gottfried lends his expertise to Architectural and Engineering Design, Project Management, Construction Management and Property Management and Development.

MIG Homes Construction Process
Phase One: Pre-construction
House plans are developed, finalized and submitted to the municipal building permit office for review. You may move onto the next step once development and building permits have been issued.
Phase Two: Foundation
Demolition of existing house takes place. Often, the topsoil is removed and piled elsewhere for later use. Excavation is done, and the footings are formed and poured. The foundation walls are erected (may use poured concrete in temporary wooden forms or permanent insulated blocks, concrete blocks or preserved wood, for instance). The foundation may be insulated and damp-proofed. Weeping tiles are installed to drain ground moisture away from the house.
Phase Three: Framing
Exterior walls, interior partitions and the roof are assembled. This usually means erecting a framing skeleton and applying an exterior sheeting; or another framing technique may be used. Roof trusses are most often brought to the site ready for installation, and roofing is completed as quickly as possible to prevent accidental damage as work progresses on the lower parts of the home. Windows and doors are installed.
The basement floor is installed. Electrical and plumbing services are roughed in, and ducting for heating, cooling and ventilation is put in place.
Phase Four: Interior and exterior work
The exterior walls and the roof are insulated, and a vapour barrier is applied. Drywall is installed. Heating and cooling systems are installed, including fireplaces.
Walls and ceilings are painted, flooring is laid, and kitchen and bathroom cabinets are installed. Plumbing and electrical fixtures are put in, trim is applied, and interior doors are hung.
Siding is applied on the outside, along with eavestroughing, and porches and decks are installed. Final lot grading is done, and the driveway and walkways are put in.
During this period, MIG Homes will stay in regular contact with you, to update you on progress and to meet deadlines for selecting finishes and other decisions you may need to make.
Phase Five: From near-completion to hand-over
At this point, MIG Homes are busy completing the final touches and cleaning up. You will be asked to do a walk-through of your home with MIG Homes. Any last-minute touch-ups will be done. On the date of possession, you will be handed the keys-the home is now yours!
