Our C² Renovation Process:
After contacting one of our MIG Homes representatives, we initially suggest a meeting at your location of preference, because we need to understand our clients' individual needs, we recommend this place to be the property in question.
Once the property is reviewed, we make a series of recommendations along with complete pricing within 2-3 business days, or earlier. In the meantime, we invite prospective clients to review projects we have already renovated in order to show all the possibilities.
After agreement has been reached between the client and us, we proceed with a renovation work contract, usually within one week.
PHASE 1 STRUCTURAL MODIFICATIONS
Imagination is the single strongest driver in renovations. Clients can choose to modify the layout of their homes to suit their individual tastes and requirements (where permitted). We can offer to make structural modifications as necessary, so you can enjoy your home to the fullest.
PHASE 2 PLUMBING AND HEATING
Plumbing and heating systems are one of the most important and complicated matters in renovations. If not done properly, problems can appear later and the repair work can be expensive as the home will likely have to be refinished. We check all your existing plumbing and heating, make recommendations, and if necessary update the plumbing and heating infrastructure.
PHASE 3 WIRING
Most older homes have outdated wiring systems and are not up to code. For example, most modern electric appliances require wiring that delivers more power than the wiring systems in older homes can handle. In addition, the location and the number of plugs and sockets are usually insufficient to support the number and arrangement of equipment you wish to install. We check your existing systems (electrical, cable, phone) and make necessary recommendations.
PHASE 4 DRYWALL AND TILINGPHASE 4 DRYWALL AND TILING
Once the preceding services have been inspected and installed, we proceed pre-finishing and tiling. In this step, all gaps are closed with building materials and prepared for final finishing phase. In the case of special rooms in the house, such as bathrooms and kitchens, tiling work is performed according to the agreed design. We only use materials which we feel will provide long life, and will become a source of pride for its owners.
PHASE 5 PAINTING, DECORATIVE WORK AND FLOORING
The last stage of the renovation is making the property an aesthetically comfortable place to live. Special care is taken to renew existing walls and windows with new top quality paints and materials. Walls and doors in older type houses usually require complete refinishing and renewal. As per customer request, decorative work is added and flooring is either repaired or installed new.
Why hire a general contractor?
Cost Effective
Firstly, the renovation is managed professionally. This means that all the costs are evaluated and properly monitored. All subcontracts and material charges are negotiated to maximize savings and quantity discounts for both labour and materials.
Secondly, many of the mistakes that can occur because of inexperience in the field of renovation are minimized for the professional renovation company. Unnecessary work that requires extra costs in labour and material and design mistakes that need to be redone are just some of the common mistakes that bring total renovation costs up. A renovation company can minimize such occurrences and pass the savings on to the client
Transparency
Another misconception that people have about contracting with one company to do complete renovation work is the issue of integrity. Many people feel that such a company will seldom reveal all the costs and details of the project making the renovation process non-transparent. While this can be true for many service oriented companies in construction, MIG Homes has a clear policy of making the customer aware of all the costs and practices. The company feels that this is the only way to build trust and move the business forward!
Design Implementation
One of the concerns that customers have when proceeding to do a renovation with contractors is an issue of design. Many home owners feel that they can do better managing or doing the work themselves, therefore implementing exactly what they have in mind. There is a fear that a single turn-key company will alter the design and the final renovation will not be what the customer wanted. Realizing this concern, we at MIG Homes closely follow the design specifications of the customer and encourage them to advise the company of any design preferences, and in return they are presented with multiple choices and suggestions to choose from. The final decision is always the customers.
